Estate Cleanouts in Waco: Clearing a Family Home Before the Holidays

October has a way of forcing the issue. Families come back together for the holidays, someone finally has a free weekend, and the house that has been sitting untouched since spring gets dealt with at last. If you are clearing out a parent’s home here in McLennan County — after a move to assisted living, or after a loss — this is the season most families take it on. The weather finally cooperates, and there are extra hands around.

It is hard work, and not only the lifting. Nobody wants to be the one deciding what forty years of a household comes down to. The one part of it we can make simple is hauling.

Sort First. The Bin Comes Second.

The families who get through this in a weekend all do the same thing: they sort before the dumpster arrives, not after. Four piles — keep, family, donate, and gone. Once the bin is in the driveway, the only question left about any item is whether it goes in.

A roll-off dumpster in the driveway means you are not loading a pickup, driving across town, unloading, and coming back to do it again. Our bins sit level on residential driveways in Waco, Hewitt, Woodway, Robinson, Lorena, and China Spring without tearing up the concrete.

Which Size — and Why the Extra Days Matter More Here

For a whole house, with furniture, mattresses, carpet, boxes, and the contents of a garage, our 18-yard dumpster at $369 is the one to get. For a single room, a garage, or a storage building, the 11-yard at $289 or the 15-yard at $329 will handle it.

The thing that matters most on an estate cleanout is not size, though — it is time. The base rental covers 24 hours, and extra days are $10 per day, up to seven days. Sorting a family home is not a 24-hour job, and there is no sense pretending otherwise. Book the days you actually need up front rather than rushing the hardest weekend of the year.

One thing to plan around: we own exactly one dumpster of each size. Availability is genuinely limited, and the weeks around the holidays go first. Bookings need 12 hours’ notice, we are closed Sundays, and Wednesdays are morning drop-offs only.

The Garage Is Where People Get Caught Out

An older garage or shed almost always holds a few things we are not permitted to haul: tires, car and mower batteries, wet paint, motor oil, chemicals, and anything with Freon in it — old refrigerators, freezers, and window units. Asbestos as well. Put those in a pile of their own and deal with them separately. If they end up in the bin the load can be turned away at the gate, and that becomes a problem for both of us. Dried latex paint is fine to toss.

Straight Answers When You Already Have Enough to Handle

Nobody settling an estate should have to negotiate over a dumpster on top of it. Our pricing is flat-rate and posted publicly, the tonnage included is stated plainly, and you can see your exact total and book online in a couple of minutes — no phone call, no waiting on a quote, no sales pitch. If we get something wrong on our end, we will tell you plainly and make it right. In your position, that is the only way we would want to be dealt with.
